However, transitioning from a tourist to a resident comes with a few hurdles, and finding the right apartment can be incredibly stressful if you don't know the local real estate rules. At TRNC Rent, we want to make your move as seamless as possible.
Before you sign any paperwork or hand over any money, here are the top things every international student absolutely needs to know about renting a flat in North Cyprus.
? 1. Location is Everything (Choose Your City Wisely)
Do not just look at the price tag and the pictures! Think about your daily commute. Public transport exists, but you want to live as close to your university’s bus route as possible. Different cities cater to different universities and lifestyles:
- Lefko?a (Nicosia): The bustling, landlocked capital. This is the absolute best location for students attending Near East University (NEU) or Cyprus International University (CIU). It is a busy, working city packed with massive supermarkets, local shops, government offices, and excellent bus routes.
- Girne (Kyrenia): The coastal gem of the island. Perfect for students at Girne American University (GAU) or Kyrenia University. It features a historic harbor, beautiful beaches, and a vibrant nightlife. Because it is highly sought after by expats and tourists, rent here can be slightly more expensive, but the sea views are worth it.
- Gazima?usa (Famagusta): The ultimate student city. If you study at Eastern Mediterranean University (EMU), this is your home. The city's economy is built entirely around the university, making it incredibly student-friendly, affordable, and highly social with plenty of cafes and beach clubs.
? 2. Understanding Rents, Currencies, and Move-In Costs
The real estate market in North Cyprus operates differently than the rest of the local economy. Here is how the money works:
- The GBP Standard: While you will buy your groceries in Turkish Lira (TL), almost all apartment rents in the TRNC are priced and paid in British Pounds (GBP / £). Ensure you factor exchange rates into your budget.
- Payment Schedules (Monthly vs. Upfront): Landlords highly prefer students to pay their rent in bulk. If you pay 6 or 12 months of rent upfront in cash, landlords will almost always give you a 5% to 10% discount! If you choose to pay monthly, you will have flexibility, but the monthly rate will be slightly higher.
- The Move-In Math: Be prepared for your first day. To move into a standard apartment, you usually need to pay: 1 Month's Rent + 2 Months' Rent as a Security Deposit + 1 Month's Rent as Real Estate Commission.
? 3. Watch Out for Hidden Fees and Utilities
The rent price you see on the listing is rarely the final amount you will pay every month. Always budget for the operational costs of the apartment:
- The "Aidat" (Maintenance Fee): Ask your agent about the Aidat before signing. This is a mandatory monthly fee paid to the building management that covers hallway cleaning, elevator maintenance, and communal lighting. If the building has a shared swimming pool or gym, the Aidat will be significantly higher!
- Electricity (K?b-Tek): Electricity can be expensive in the summer when your Air Conditioning is running 24/7. Ask if the apartment uses a standard billed meter or a "Smart Meter." A Smart Meter uses a top-up card (like a prepaid phone), which is fantastic for students because you only pay for exactly what you use and can never receive a shock bill at the end of the month.
- Water Bills: Water is usually topped up via the local municipality. You buy water credits, which are loaded onto a smart card and tapped against your water meter. It is very cheap, but you have to remember to top it up before your tank runs dry!
